A calm hand through the biggest move of your life.
A banker’s read on the numbers, a local’s map of St. Thomas, and the patience to answer every question, twice. Award-winning, and genuinely rooted here.
Not an algorithm’s guess.
Most sites hand you an instant number generated by software that has never seen your home. Alicia looks at what actually sold near you, then tells you what she thinks, and why.
It takes a little longer. It is worth considerably more.
- Alicia pulls the comparable sales near you.
- She reads them against your home’s specifics.
- You get her opinion of value in writing, yours to keep, whether or not you sell.

Ontario’s first-time buyer refund is up to $4,000; eligibility has conditions your lawyer confirms and claims on closing. No municipal land transfer tax applies in St. Thomas, London, or Elgin County. That one is Toronto only.
Statutory figures (land transfer tax) are exact; the rest are planning ranges, not quotes. Excludes your down payment and any mortgage default insurance premium, which is normally added to the mortgage, though the 8% Ontario sales tax on that premium can’t be, and is paid in cash at closing (see Cash to Close).
The cash you actually need on the table on closing day: your down payment plus the closing costs above. The home inspection (paid earlier) is on top of this.
Questions about these figures?
These are planning figures, not a quote. Land transfer tax is calculated and remitted by your real estate lawyer, who also provides the statement of adjustments showing your actual closing costs. Legal fees vary by firm. It is worth calling two or three. Land transfer tax brackets, the first-time buyer refund, and CMHC premiums verified October 2026. Nothing you type here is sent anywhere or stored. “Ask Wren about This” only shows you a message for Wren with the calculator you used, your price (rounded), whether you entered your own down payment (never the amount) and, if you ticked it, that you’re a first-time buyer; nothing is sent unless you choose to send it.
